Stamp duty rates in 2024

Stamp duty in England and Northern Ireland changed once in 2024. On 31 October 2024 the additional-property surcharge rose from 3 percentage points to 5 percentage points and the flat rate for companies buying a home above £500,000 rose from 15% to 17%. A £400,000 home cost a home mover £7,500 throughout 2024, against £10,000 under the rates in force today.

What changed in 2024

  • On 31 October 2024 the additional-property surcharge rose from 3 percentage points to 5 percentage points and the flat rate for companies buying a home above £500,000 rose from 15% to 17%.

Contracts exchanged before a change

The completion date decides the bands and first-time buyer relief, even when contracts were exchanged under earlier rules. A contract exchanged before 31 October 2024, and not varied, assigned or sub-sold on or after that date, kept the 3 percentage points additional-property surcharge instead of 5 percentage points. A company contract exchanged before 31 October 2024, on the same conditions, kept the 15% flat rate instead of 17%.
